The Board noted the independent valuation received for Kamo Road at
which represents a significant uplift on development costs of

The implications of the preliminary GST advice from PwC was considered, with an
agreement to seek an second verbal opinion, and if necessary, undertake further
negotiations with HUD for current and future developments to reduce the financial
impact.
Updates on individual developments were noted as follows:
RSA, Kaikohe: Commercial negotiations continue with HUD regarding the lease term
and financials with management expecting to achieve a reasonable outcome.
