New homes for your neighborhood
Site work starting at Quartz Avenue (formerly Collie Drive)
As you wil be aware, to help meet the high demand for housing in Rotorua, 42 new homes are
planned for phase one on the Kāinga Ora – Homes and Communities, Quartz Avenue development
site. These modern, warm and dry homes wil help provide whānau in need of housing with a place
to call home, and wil be a mix of two, three and four bedroom single-level homes.
Act
Initial site work is starting the week beginning 10 October. The homes wil be delivered in stages,
with the first delivery expected late October 2022, and an expected completion date of mid-2023.
As neighbours in the area, it’s important to us that you are kept up-to-date with what is happening.
We appreciate your patience and support as this work gets underway on delivering much needed
homes for Rotorua.
Information
What is happening
Initial site work to prepare the site for the delivery of the new homes is getting underway. Our
contractor Maxioncivil are carrying out the earthworks.
Official
The new homes are pre-built by Builtsmart and transported to the site via delivery truck. From late
October, the houses wil start to be delivered onsite in stages, with an expected completion date of
mid-2023. The transportation of the houses wil be
the conducted by Prestige Building Removals Ltd.
Delivery of the houses wil be in a staged approach varying from two to four houses per week.
Keeping disruption to a minimum
under
Moving the houses onsite wil take place early morning (excluding weekends) between the hours of
3am and 6am to minimise traffic disruption. There will be no machinery operating at night, apart
from the delivery truck transporting homes to site. We wil do our best to minimise noise level
during delivery of homes.
The initial site work, and other work once the homes are onsite to connect the houses to services,

wil be carried out Monday to Friday between the hours of 7:00am and 6:00pm. Weekend work
may need to take place, if required on Saturdays only.
We wil ensure that site and traffic management plans are in place for this build. These provide
rules and guidelines for what happens during construction. The plan wil cover items like the hours
during which work can be carried out, where contractors can park their vehicles and the control of
dust and noise.

As you will be aware, to help meet the high demand for housing in Rotorua, 42 homes are planned for
phase one on the Quartz Ave site. These will be two, three and four bedroom homes.
These modern, warm and dry houses will help provide whānau in need of housing with a place to call
home.
What is happening
From Friday 4 November 2022 the houses which have been built offsite, will start to be delivered in
stages. The transportation of the houses will be done by Prestige Building Removals Ltd. Delivery of the
houses will be in a staged approach varying from two to four houses per week.
Moving the houses onsite will take place early morning (excluding weekends) between 3am and 6am to
minimise traffic disruption. As the trucks have easy access to the site, noise to you and your neighbours
will be minimal.
In addition contractors will doing work to prepare the site and connecting the houses to services, once
delivered. This work will be carried out Monday to Friday between 7am and 6pm. Weekend work may
need to take place, if required on Satu days only.
