Update from Duffets today -:-

The team will be here on Saturday (I will let Security know) to complete the path and skim the
floor – Chris suggestion was if you wanted a matting on the floor to stop slips etc ie entrance
matting: Entrance should be good to go depending on matting.
Then they will come back and tidy up the corner of the garden, remove the bolts where the
rubbish bin is early next week . I will follow up early next week on progress.

Update from Duffets – they have just started in the office today.  Staff will be back onsite to
finish off the floor and pour the ramp (couldn’t do it end of last year due to the weather), then

Sorry for my late reply.
We have had a delay in the supply of one aluminium profile which unfortunately is a key part
required to complete the frame work. The suppliers have informed me it will be here late this
afternoon or first thing in the morning. Once we have this we can power forward and get frames
made and installed.

Good afternoon Caryn,

Thank you for your email.

I have based the design to match the student union entrance. The wind lobby and door will have
a horizontal centre bar to create two smaller panels of glass per section. I have found this works
well to increase strength to both the frame work and the glass panels.
Due to the very strong winds around this area I have opted to used 10.38 Laminated glass as
apposed to the normal 6.38.
To define the door from rest of lobby I have allowed for a overlay to be added to glass that is
static. Colour to be discussed with yourself and Chris once lobby constructed.

Proposed New Entry
Rankine Brown

Good afternoon Chris,
After our recent site visit, we would like to propose the following design detail to create a new sliding door entry.
Ground works
Create a level concrete platform with a ramped front face for wheelchair access. Concrete will have a small slope
enough to al ow any water caused by weather to drain back out through the doorway.
The steel checker plate fitted to the ground in the current entry wil  be removed and a new concrete platform
brought up to meet floor height of building for easy of wheelchair movements.
Lobby Construction
The lobby will be created using powder coated aluminum extrusion and glass. The framework will be fixed to the
new concrete platform using galvanized ground screws. Al  junctions between new frame and building wil  be
sealed and made weather tight.
The junction between new frame and existing roof will be flashed to create weather a seal. A channel will be
installed above doorway to direct any moisture away from the door opening. The sliding door will be made of the
same aluminum extrusion and glass to match lobby.
Automatic Door Operator
The automatic door operator that will be used is a Besam SL500. The pelmet wil  be powder coated to match the
rest of lobby framework. The operator will have double safety sensors, electric lock system installed. Access
control wil  be fitted back into this unit to al ow security to control the door remotely when opening and clocking
down the door each day. This has been included in our price below.
Existing Swing Doors
The existing double swing doors that have be severely damaged by the wind wil  be removed. The Besam swing
operators will also be removed and stored away onsite. (If these are to be reused elsewhere both wil  required
new arms) Day light will be made good.
Additional site works required
Once lobby entry is constructed the current pathway to Milk and Honey café wil  be obstructed. We propose to
relocate the rubbish bin further down towards the stairs and construct a smal  timber fence from the lobby to the
garden. This would then encourage pedestrian foot traffic to use the stairs to gain entry to café.

Cost of above works
Materials: $
plus GST
Labour: $
plus GST (Labour breakdown 1x tech 35hrs construct frames. 2x techs onsite 20hrs each)
Total cost for the above project wil be $

Access Control $
plus GST

Thanks for this. Would it be correct if I put in “The doors have been unusable since 16 July 2021 when they were
damaged due to bad weather. We are currently waiting parts to become available to repair them. Providing further
information regarding the amount of time these doors have been unusable since their installation would require
substantial research which would impinge upon the University’s ability to carry out its core functions. Therefore this
aspect of your request is refused in accordance with section 18(f) of the Act.”?

Anecdotally, I feel they’ve been locked longer than since July but I don’t go that way very often so am not sure.

closing mechanisms were updated in 2019.

recorded in the University’s maintenance system.

3. Approximately how many days have these doors been unusable or broken since their installation? Unknown. The
lockdown of the doors are not controlled or recorded by Property Services.

4. What has been the total cost to the university to maintain and repair these doors? $ 22,553.31 relating to
component upgrades and renewals.

5. Has the university made any plans to replace the design of these doors, or have any other designs been
considered? If so, I'd like a copy of that information included as part of this request. The University has not made
plans to replace the doors, and has no alternative designs on file.

I refer to your request for information under the Official Information Act 1982 (the Act)
dated 17 August 2021:

1.  In what year were the current set of doors installed?  Current including the
previous internal swing doors despite the fact they were replaced with a sliding
door last year.

2.  Since that time, how many repair requests/maintenance issues have been logged
for these doors?

3.  Approximately how many days have these doors been unusable or broken since
their installation?

4.  What has been the total cost to the university to maintain and repair these
doors?

5.  Has the university made any plans to replace the design of these doors, or have
any other designs been considered?  If so, I'd like a copy of that information
included as part of this request.

1. In what year were the current set of doors installed?  Current including

sliding door last year.

The doors were installed in mid 2011.

2. Since that time, how many repair requests/maintenance issues have been
logged for these doors?

33 jobs have been recorded in the University’s maintenance system regarding these
doors.

3. Approximately how many days have these doors been unusable or
broken since their installation?

The doors have been unusable since 16 July 2021 when they were damaged due to bad
weather. We are currently waiting parts to become available to repair them. Providing
further information regarding the amount of time these doors have been unusable since
their installation would require substantial research which would impinge upon the
University’s ability to carry out its core functions. Therefore this aspect of your request is
refused in accordance with section 18(f) of the Act.

4. What has been the total cost to the university to maintain and repair
these doors?

$ 22,553.31 has been spent to maintain these doors. These costs relate to component
upgrades and renewals.

5. Has the university made any plans to replace the design of these doors,
or have any other designs been considered? If so, I'd like a copy of that
information included as part of this request.

There are no plans to replace the doors, and there are no alternative designs on file.

These doors have been out of action since 16/7 due to the strong winds which blew them in.

RM RB EXT - Double auto doors, by Milk and Honey, have been damaged.
Please make safe and shut off power to both doors, and then investigate
further.

I’m unsure when these doors were installed but I would guess many years ago when the Hub
was constructed.

Chris wanted a quote to turn the manual slide doors in front of Loius Café into auto doors as an
alternative enterance to prevent this from happening again, this was submitted on 19/8.

I don’t know where to find the date these doors were installed – I’ve had a quick look through the Hub Project file
but really don’t know what I am looking for. You will be able tofind it easier than me.

They ask how many days they have been blocked off – sometimes Campus Care block them off because of wind and
then forget to reinstate them – it can therefore be days that they are blocked off.

Any records I would have are in the University Archive – which obviously I cannot access currently. The dates on the
records I have indicate that the building component was between 2008 – 2012.

I would check with Satish Dahya – Associate Director, Campus Development, as he was actively involved in the
management of the hub project. I would also expect most of these records to be electronic and held by Property
Services. Jenny Chalmers may also be able to help (Jenny is the admin manager for property services)

closing mechanisms were updated in 2019.

recorded in the University’s maintenance system.

3. Approximately how many days have these doors been unusable or broken since their installation? Unknown. The
lockdown of the doors are not controlled or recorded by Property Services.

4. What has been the total cost to the university to maintain and repair these doors? $ 22,553.31 relating to
component upgrades and renewals.

5. Has the university made any plans to replace the design of these doors, or have any other designs been
considered? If so, I'd like a copy of that information included as part of this request. The University has not made
plans to replace the doors, and has no alternative designs on file.
